In recent years, an increasing part of our business
is the reroofing of low slope pre-engineered metal buildings.
Roof leaks on this type of building are usually related to
the many exposed fasteners that secure the roof panels to
the structural roof purlins. Over time, the constant expansion
and contraction of the metal roof contributes to the fasteners
loosening and eventually leaking. In addition, inadequate
insulation promotes ice dam formation, causing water infiltration
of unsealed seams. We have reroofed many pre-engineered metal
buildings with two roof systems. Both systems yield a leak
free roof with increased
insulation.
EPDM(Rubber) Roof System For Roofs
With Slopes Less Than 2" per ft. (2/12)
The basic installation steps are as follows:
• The existing metal roof remains
in place.
• Roof insulation (one or multiple
layers) is installed between and over the ribs of the existing
metal roof panels. On most metal buildings, the existing insulation
was installed between the purlins and the roof, causing compression
of the insulation and decreased insulation value at every
purlin. Our insulation system is superior and will decrease
fuel consumption in the winter and help with cooling in the
summer. The roof starts paying for itself immediately in energy
savings.
• An EPDM (rubber) membrane is
installed over the insulation.
• All perimeters and roof penetrations
are flashed with either rubber membrane or pre painted metal.
• This roof system qualifies
for a warranty from the manufacturer, Carlisle Syntec Systems,
for a period up to 20 years. Carlisle is the industry leader
in single ply roof systems.
Standing Seam Metal Roof System For
Roofs With Slopes Greater Than 2" per foot (2/12)
The basic installation steps are as follows:
• 2" x 4" wood nailers are fastened
over the existing metal roof 2' on center and parallel to
the eaves. The nailers are necessary to properly secure the
new standing seam metal roof panels.
• Roof insulation is installed
between the nailers and often times a second layer of roof
insulation is added to increase the insulation value.
• Roofing underlayment, such as
Ice and Water Shield and/or 30 pound felt paper is installed
over the insulation.
• Continuous 20" wide roof panels
are fabricated from either 26-gauge mill finish galvalume
or 24-gauge color-coated galvalume with a Kynar 500 finish.
The advantage to our system is the absence of any exposed
fasteners penetrating the metal roof panels.
